Jeddah’s redevelopment and southern urban regeneration are driving residents toward northern districts, spiking rental demand. Bouvardia City Housing, in the city’s north, consists of around 150 eight-floor residential buildings on land exceeding 500,000 square metres — built by Shahm Contracting, renowned for fast performance and on-schedule delivery of luxury residential projects.
A main requirement was an economical solution for filling and sealing the joints between precast concrete panels — easily applied to vertical and horizontal joints with excellent adhesion — plus a non-shrink cementitious grout for filling the gaps between precast elements after construction. Sealing precast joints is crucial for an impermeable, weatherproof barrier, while also smoothing the joints aesthetically.
KingKrete Solution
A one-component, non-sag polyurethane sealant that cures by reacting with air humidity to form a tough, highly elastic, low-modulus seal for vertical and horizontal joints. Fast-applied and cost-effective, it moves with the concrete joint, adheres without primer, withstands UV and weathering, and improves the visual appearance of joints — with high mechanical strength, chemical resistance, and durability.
Approved by the consultant for filling gaps between precast elements (intersections of columns, walls, beams, and slabs). A pre-mixed, pre-packed cementitious grout requiring only water on site — excellent flow, shrinkage compensation, frost resistance, and high compressive strength, placeable in horizontal and vertical gaps of 10–120 mm.
